Dear Customers,

We’re pleased to let you know that demolition activity on site will be completed by 8:00 AM on Wednesday 16th July.

We understand how important it is for many customers to gain access to their belongings as quickly as possible. With this in mind, following completion of demolition, a temporary fence will be installed down the centre of the driveway. This will allow customers to safely access their unit(s) during office hours (Monday to Friday, 8:00 AM to 5:00 PM). These access hours will remain in place until the entry gate is reinstated, and the PIN access system is back online.

We understand the frustrations and inconvenience caused by the restricted access, and we truly appreciate your patience and understanding throughout this process.

As part of our commitment to supporting you, billing for your unit(s) will resume at 50% of the monthly rate for the next three months starting 16th July.

If you require extended access outside of these hours, please feel free to contact our team on (07) 3888 8111—we’ll do our best to assist.

The following update is current as at Wednesday 9th July.

We can now confirm that during the demolition of units in the 500s - 700s block, the team was able to salvage a very small number of items that were not completely destroyed by the fire.

As you can see in this photo, Burpengary Unit Photo, these items were set aside in one of the non-impacted units during the demolition process.

These items were retrieved from four units on the ground floor. Some additional items were found in two other units.

We are currently liaising with those six unit holders to formally verify the ownership of these items and return them.

The only items we have not yet matched with owners are four small collections of photos which were found in solid, wet clumps in close proximity to each other.

If you stored photos, please email us at burpengary@storageking.com.au and we will send you images to confirm, then arrange for collection.

Unfortunately, these items are the totality of possessions found in the building that were not completely destroyed, with the exception of a car motor which was collected by the owner, and some motorcycles that were so badly damaged that the owners agreed that they were unsalvageable.

Previously distributed photos and footage from the demolition show just how much destruction the fire caused and how dangerous it would have been to try to access the site. We know how frustrating it would be that we can’t supply individual shots from individual units, but this was not physically possible in such a hazardous site.

We are confident that the demolition team has done all they can to safely dismantle the wreckage piece by piece in a way that maximised the chances of finding anything salvageable.

This is a truly tragic event, and it pains us to have to deliver this news. We appreciate your understanding and patience during this really difficult time.

Thank you to those people in the units in the other three buildings for your patience and the way you have communicated with our staff about getting into your units. They have been working hard to come up with the
safest and quickest way to get you into your units as soon as possible, so that you can assess any heat, water or smoke damage and make a decision about next steps.

Customer communications

The following update is current at 3pm on Thursday 3 July.

Demolition of the units destroyed by the fire has been underway for one week since 26 June.

We were told the original estimate to complete this work was four weeks, including two weeks of demolition and another two weeks to fully remove the debris to make the site safe to navigate.

Some updated photos of the site can be found here: Photo 1, Photo 2, Photo 3. They show that a lot of progress has been made, although there are still major steps involved, including demolishing the stairwell and wall on the site boundary which is adjacent to the freeway, and collapsing and removing the large billboard. This work may require the temporary closure of the highway next to the site.

The site won’t be formally handed back to Storage King until the demolition is complete, after which we can let all customers access the unimpacted or lesser impacted units (Units 499 and below).

However, we have been liaising closely with the demolition contractor to see if there is any way we can arrange for some earlier, tightly controlled access through the site for unit holders who have extenuating circumstances and/or an urgent need.

We have heard back from them today that this may be possible next week, albeit please bear with us as we confirm these arrangements.

In the interim, if you are a holder in Units 499 or below and you have extenuating circumstances or an urgent need to get the earliest possible access to your unit, please phone us at 07 3888 8111 or email us at burpengary@storageking.com.au. 

We will triage the requirements and arrange appointments to provide coordinated, controlled and safe access.

We can confirm this controlled access arrangement was triggered when a single storage unit in the 100s was broken into at around 11pm last Thursday night, in what we strongly believe was a highly targeted theft. 

The matter was immediately reported to Police, CCTV footage was provided, and we are assisting with inquiries. 

In consultation with the demolition company, we allowed the unit holder of this targeted burglary to remove items from their storage space.

It is extremely disappointing that a heartless thief would target a fire victim. It is beyond callous. We condemn the thief and will do everything in our power to help police arrest and charge them. It was also frustrating that it temporarily diverted the efforts of the demolition team. 

An on-site security presence has been in place since the fire and will remain until the perimeter fences and gate are operational again. The site has active alarms and CCTV. We have reviewed security and made appropriate adjustments in response to this isolated criminal act.

In signing off, we would reiterate the importance of leaving it to authorities to investigate and report on both the cause of the blaze and the break in. We understand people might want to comment or speculate on social media, but if you have any information or evidence that would assist the investigation, please report it directly to the police.

As previously flagged in the engineer’s reports and mentioned in our update on Monday, we have no alternative but to move ahead with the demolition of the building containing units 500-774.

We can now confirm this work will start tomorrow (Thursday 26 June). The demolition is likely to take a week, with another two weeks required for a general clean up.

For the customers in units 500 and above, we know the demolition is a very bitter pill. Over the past 10 days we have thoroughly investigated any possible way that damaged goods might be salvaged prior to the full demolition. However, as you would have seen in the engineer’s report and from the sharp, unstable and hazardous materials shown in the drone footage, the operational complexities and safety risks are simply too great.

Please know that the demolition team has been thoroughly briefed to continually monitor for clearly salvageable items as they remove wall and roof structures. The team knows what you are going through and will do their best. If it is operationally safe and feasible to do so, they will set any such items aside. These will then be assessed and documented, and we will do everything we can to match the items with the owner.

This demolition confirmation provides a timeline for customer access to units 499 and below. We know it has been a very stressful two week wait for people to get access to their belongings in these units, and we thank you for your extraordinary patience. We will keep you updated on timings.

There are various theories that continue to circulate around the cause of this fire. We are relying on the expert police and fire investigators to determine the cause and report their findings. We will distribute a copy of their report as soon as we are provided one. We don’t have firm timing on this, but we believe it is more than a week away.

The awning is still in the process of being taken down (Picture link). While the sheets have already been removed, dismantling the supporting structure is a time-consuming process. As previously mentioned, demolition of the building containing units 500 to 774 is scheduled to begin sometime this week; however, please note that this timeline may shift depending on various factors, but we will update you as information comes to hand.

As the demolition progresses, the team is actively looking out for any large or clearly salvageable items. These items will be set aside for documentation and distribution when appropriate.

We understand that some items hold personal and sentimental value. That said, we want to set realistic expectations: given the volume and condition of the debris, it's unlikely that specific items or large quantities of belongings can be recovered. The safety of the team must remain the top priority, and every reasonable effort will be made to salvage what can be safely retrieved.

The footage specifically highlights the extent of structural damage made to the section of the building containing units 500s, 600s, and 700s. Please note that the footage is a few days old, and some visible debris has already been cleared by the construction team.

At present, the building team is prioritising the safe removal of the awning, which remains one of the most significant safety concerns. This work is expected to be completed by tomorrow. We've attached recent photos for your reference.

Looking ahead, demolition of the building section, containing units 500 to 774 is scheduled to begin early next week. Once that’s underway, the demolition and subsequent cleanup are expected to take at least two weeks, though this may vary depending on site and weather conditions.

As outlined in the engineer’s report yesterday, customer access cannot be granted until this work is completed, due to ongoing safety risks.

We understand how important it is for all remaining customers to access the site, and as soon as we receive clearance to do so, we will send out further communications with details on how access can be arranged.

We have now received a preliminary report (available here) from the insurance assessor’s engineer, which confirms that the site is currently unsafe for entry by anyone not directly involved in the assessment or authorised site work.

While we already knew this, our commitment is to keep you fully informed of any developments, so we have attached a copy of the report. As you can see, the report recommends that the only way to make the impacted part of the building safe is through full demolition.

We hear and understand the suggestions made by some unit holders to remove contents that might be salvageable during any demolition process. Given the nature of the site and extent of the damage, this is unlikely to be as simple as it sounds. However, we are continuing to discuss all possible options with the assessor.

We are now awaiting a follow-up report from the engineer, which will include recommended next steps.

Regarding your account, billing for all customers ceased immediately on notification of the fire and this pause will continue for as long as you don’t have access to your unit. Please do not close your agreement at this stage, as your active account assists us in managing the communications for your particular unit. Any customers in the units 500s and above who were ahead on their payments will receive refunds. These are currently being processed. Arrangements for customers in units under the 500s will need to be determined after you get access to your unit and pending any damage assessments and elections on next steps.

For those people renting units 400s and
under:

We understand and appreciate your desire to access the site and check on your unit and belongings. While your belongings were not directly affected by the fire, these units could still be affected by the fire. Unit numbers in the 300s – 400s are more likely to have sustained smoke, soot, and/or water damage. With unit numbers in the 100s and 200s likely to be unaffected.

Please be assured that we are working hard to assess all safety risks and operational logistics to give you access as quickly as possible.

Unfortunately, we won’t be able to proceed before receiving and assessing the second engineer’s report, noting they said it will be provided “as soon as possible”. The assessor has told us this may be another few days away.

We know the wait for tangible information is frustrating, and we appreciate your patience. Please know we are doing everything we possibly can to assist. With the store site currently being closed, we encourage you to make use of our dedicated hotline for this site so that your specific queries can be channelled to the correct person to resolve speedily and directly with you. Storage King Burpengary - site control

The Queensland Fire Department had control of the site across the weekend and continued to manage minor spot fires as recently as last night. The Queensland Police Service have also been onsite, noting it is entirely their responsibility to investigate and determine the cause of the fire. This is not something Storage King is qualified to do, nor would it be appropriate to do so.

We have not been given any information by Queensland Police Service to suggest an interim cause. If we are provided any information on this front, we will pass it on.

The Queensland Fire Department handed control of the site to the building owner, the licensee of Storage King, on Friday afternoon

Site safety

Structural engineers and expert assessors are now onsite and have confirmed the site is not safe for customers or even Storage King staff or the building owner to enter.

They have identified the immediate need to bring down a section of roof/awning to minimise the risk of further collapse and potential for structural damage to the adjoining building. This is likely to happen today and does not constitute the start of a demolition process.

We will continue to get updates from the engineers and assessors about what can and should happen over coming days to make the site safe again.

It would be premature to say demolition has begun. We totally understand why customers would want to go on site to see for themselves the extent of the damage or try to salvage at least something from the ruins of the fire.

We truly empathise with you how difficult and frustrating this situation must be. However, the site is currently extremely hazardous and cannot be accessed because of the risk of injury or death.

Some people have asked if they can at least walk into the site and look at the wreckage from a distance, but that is unfortunately not possible at this point due to the structural integrity of the building and the risk of further collapse. Again, we are sorry that people don’t have the chance to access the site, but personal safety must be the first priority.

Access to other units

Approximately 478 out of 752 units were not completely destroyed by fire. Some units may have suffered smoke or water damage, while others may not have been impacted at all. Again, we are waiting on advice from the assessors, who will determine when those units can be accessed by Storage King staff. This will then allow us to update customers about damage and future access.

Due to significant safety concerns and the structural instability of the building, Fire Services are submitting an urgent request for demolition of the building containing units 500 to 774. There will be other units impacted by this demolition, and we are working urgently to identify them. We will contact impacted customers directly as soon as we have more information.

The fire wall has been severely damaged, further compromising the integrity of the structure. If the roof can be secured and the awning removed, demolition is scheduled to begin as early as Monday, 16th June.

At the time of this message, the site remains under the control of emergency services. Unfortunately, due to the above ongoing safety concerns, neither staff nor customers will be permitted access to the site before demolition begins.
